Real estate sales and lending were at ground zero in the Great Recession and will be at the heart of the eventual recovery. While some kinds of real estate transactional work decline during a recession, many other types of work -- such as loan workouts, short sales, escrow, title insurance, fraud and contract litigation, as well as foreclosures -- abound in tough times. This course, offered at BerkeleyLaw since the mid 1980s and brought current to reflect recent lessons and realities, focuses on land transfer from both transactional and litigation perspectives. It takes the L1 Property course to the next level, and considers, conceptually and practically, such critical issues as brokers, land sale contracts, options, commercial leasing, priority conflicts, development and construction issues, recording, land titles, escrows, title insurance, and an introduction to real estate-secure lending, trust deeds, and foreclosures. 2Ls and 3Ls, graduate students in Business, Urban Planning and other real estate-related disciplines, as well as visiting foreign scholars, are all welcome.
