This is a course on security transactions in land. It covers real property security devices (installment land contracts, mortgages, deeds of trust, and possessory security interests) and the problems connected with real estate security, including redemption, subrogation, priority, subordination, judicial and nonjudicial foreclosure, antideficiency provisions, multiple security and mixed collateral loans, the transfer of debtors' or creditors' interests, state and federal regulation, and allocation of ultimate loss.

INSTRUCTORS: Charles A. Hansen received his BA from UCLA and his JD from Boalt Hall. Mr. Hansen practices law at Wendel, Rosen, Black & Dean in Oakland. His practice focuses on litigation and appeals in complex real estate, commercial, and lender-borrower disputes. Prior to joining Wendel Rosen in January 1992, Mr. Hansen was an officer and principal of Hetland & Hansen, A Professional Corporation, where he was the senior litigator specializing in real estate and secured transactions. In addition to his work as a litigator, Mr. Hansen has been retained as a consultant, expert witness and mediator in a variety of matters relating to real estate transactions, mortgages and trust deeds, real estate brokers, escrow, title insurance, commercial leasing, real estate development, and the standard of care for California attorneys. Mr. Hansen is admitted to the California Bar, the United States Court of Appeals, Ninth Circuit, the United States Supreme Court, and the United States District Courts in California and Texas.

Mr. Hansen has taught at Boalt Hall continuously since 1985, offering advanced courses in real estate sales and secured transactions. In connection with these courses, Mr. Hansen has written and edited annual collections of cases and materials on real estate and secured transactions. Mr. Hansen is also the author of various articles and materials published by the California Law Review, the California State Bar, the Real Property Law and Business Law Sections of the State Bar, the California Judges' Association, the Rutter Group, CEB, and various other continuing education institutions. In addition to his academic and professional writings, Mr. Hansen is the author of numerous appellate briefs and has appeared as amicus curiae in state and federal courts, including both the United States and California Supreme Courts.

Steven Morger is a partner at the Oakland law firm of Wendel, Rosen, Black & Dean LLP, where he specializes in litigation related to real estate and complex business litigation transactions. A 1984 graduate of Boalt Hall, Mr. Morger has consulted with other attorneys and has provided expert testimony in real estate secured transactions. Mr. Morger holds an LLM in taxation.
